Hi, I'm Carol!

Carol Swartz Fritz has been helping families navigate home financing since 1993, bringing more than 30 years of mortgage experience and a passion for helping people achieve homeownership. 


Carol specializes in first-time homebuyer programs and has earned numerous awards for her production and service, including multiple President's Council, President's Club and Chairman's Circle honors. She was also recognized by Mortgage Originator magazine among the Top 200 FHA/VA Loan Officers in the nation for several consecutive years. Her experience includes Conventional, FHA, VA, and other mortgage programs, as well as second-home financing in Florida. 


A lifelong Central Illinois resident, Carol was born and raised in Decatur and has called Bloomington home since 2014. She is licensed to lend in multiple states and serves borrowers throughout Central Illinois, the Chicago and St. Louis areas, and Florida. 


Carol is a graduate of Eastern Illinois University and the Decatur Leadership Institute. Outside of work, she enjoys following her grandchildren's activities, spending time with her close-knit family, photography, and, of course, the occasional Hallmark movie.
